Realtor.com = Lots of Old outdated listings, somehow they get away with keeping sold and exired listings up there, hmm....

Google Base, Homes.com = Dependant on the agent/agency purchasing advertising space and manually entering listings so there is a limited selection.

Zillow & Trulia = Same problem as homes.com they are dependant on someone manually entering them onto the site.

Yahoo and MSN and others, get their data from other sites like trulia & zillow and sometimes charge for listings limiting the selection even more.

Agent / Brokerage websites? Same data you can get directly from the mls, actually less because some brokerages opt out of sharing their listings in the IDX or sharing systems.

My Top places to look for listing?
Go to the source baby!!! Go directly to the mls, many of them have public access sites or pages and this data is updated whenever the agents make changes in the mls. Cant go wrong there!

Note there are many MLS's which cover different areas, NJ has 21 counties and over 10 MLS's
MIDDLESEX County MLS http://search.victor.msx.mlxchange.com/
GSMLS - Garden State MLS http://www.gsmls.com/
Monmouth / Ocean County MLS http://monmouthoceanmls.com/victor

these are not the only ones, there are more...

NJMLS or New Jersey MLS http://www.njmls.com/
(Covers North Eastern Jersey primarily Bergen, Essex, Passaic, Hudson Counties)

Cape May MLS - http://cmcaor.org/
Hudson County MLS (HCMLS) - hudson.fnismls.com which uses Paragon Brokers only site
Bergen County MLS
Jersey Shore MLS -
Ocean County MLS
South Jersey Shore Regional MLS (SJSRMLS)
Staten Island MLS (SIBORMLS) Brokers Only
Trend MLS - Covers mostly South Western section of the state

It's interesting, because I assumed this question was directed towards the consumer, yet the majority of responses so far have come from..............Realtors!

We just love to talk, don't we? hah !!

Since most of the responses are telling us where WE think the consumer finds the best information,
I am curious where the CONSUMER finds the best information!
So Mr & Ms. Consumer - tell us -
Where do you go to find new listings??

Trulia.com seems to keep up with listings information and expiration dates better than some of the other web sites plus the seach process is easier. Some of the other websites keep a lot of expired and out of date listings.
