YES! it is a buyer market and I just "CAN'T MAKE A DECISION" please help!

My husband and I love to live in Oakland b/c it is close to our work, safe on gasoline, time on the travel, home early and got a lot of things done in the evening. We love to live in Walnut Creek and Moraga for the top rate school. We want to move into a newer SFR house in Antioch /Pittsburg mansion with 2000 sq. feet with nice huge backyard for my child to runaway and play in...Yet, our budget is only around $325-350K ....We don't know our priority.. good school, close to work, less money for a big house... WE WANT IT ALLLLLLLLLLLLLLLLLLLLLL

*Go for resale value which means location, good schools (you can check rankings on (http:// http://www.gppf.org). I wouldn't choose a house based on a job because a job can go away tomorrow. Have your realtor preview for the things you MUST have and then go see the top 5. People are viewing way too many houses in my opinion. They are letting Square footage and upgrades blind them into buying in a 'not so great' area many times. We can only offer a guide, you have to stay focused on what is really important to YOU.

Life doesn't work like that, your budget will dicate that you make some concessions. I would advise you that the number one priority should be location. (It's why the say the first three rules of real estate are Location, Location, Location). If you have children and value a quality education, I would suggest this be your first priority. I would put proximity to work next and size and age last.

Have you looked at 840 54th Street #3? 2br condo for $345k, sellers pay buyers closing costs, for a new w/d, and the first year of hoa dues. Its on craigslist.

I'd agree somewhat with Dottie. Location helps in a resell situation. Here's a thought:

How about thinking about yourself?! What I mean, is think and move first with your BUDGET. As a Realtor, I think of Resell right after budget, but the other intangible are all part of your home buying strategy.

How long do you plan to live there? How steady/stable is your job? There's a lot of questions to answer before you make your decision.

Hopefully, you have a good agent that can help you navigate some of these.

Location is always the first choice for value, better to be the small fish in a big pond, will return value when times comes to sell. Normally a good location also will dictate the quality of the schools. Again, better to go for a smaller house in a good location. It is a buyer's market, don't wait too long, the rates are always changing. Wishing you well,
