"No showing between 1-3 or after 7pm....nap time and bed time."
Another example might be something the seller does not want in the public notes, but is infomation the buyer agent may communicate to the buyers, or might need additional communication.
"Seller might offer help w/ closing costs...ask for details."
Another example might be details about the showing instructions:
"During business hours, Listing Office can set showing appts. Evenings and weekends, call Lisitng Agent directly to schedule appts. 2 hours notice required."
Another example might be:
"No showing appts w/o prequal or proof of funds."
Another example might be:
"Listing agent or other agent from broker office must accompany all showings."
Another example might be info that the MLS restricts from being in the public comments. For example, one of our MLSs will not allow us to print the URL of single property websites. If we have a property for sale and have created a single property website, we have to put it in the private comments section so that a buyer agent can pass the info on to a buyer. Example:
"Single property website with floor plan, virtual tour and area info at http://282Norwood.com"
And, a final example:
"Broker Open scheduled for x date. Public open scheduled for x date. Send your clients w/ your cards if your are unable to attend or schedule an appt."
I would show the private comments on listings to any seller upon request. There is nothing in the private comments that is a secret from the seller. Hope the wide array of examples was helpful.
The Private section is where we can put information the listing agent or the seller does not want made public. At the same time I print out the MLS listing including the Private Comments for the seller to approve with initials and it becomes a part of the file.

As a listing agent I want the seller to approve all marketing, which includes all online postings, including a FULL MLS printout with agent remarks. Why would a Realtor not want the seller to see what is being marketed?
There is no reason for a listing agent not to show their seller client the private remarks. I'm sure if you ask your agent he/she will give you full printout.
Private remarks on a listing are very important. For example, in many boards, a listing agent is not to give personal contact in the public remarks. But can give personal information and numbers in the private remarks. For example. If the buyer's agent is to call the listing agent for access instructions, special codes, or alarm codes, the listing agent may publish in private remarks information such as " for access code call listing agent at 123-4567
