I am looking to relocate to land o lakes only have 10 grand to put down but I want a house between 150-200

thousand. is that possible? What is the foreclosure market like? I am moving from Atlanta Ga, very high foreclosure rate. Also I see that there is only a 2% population of any other ethnicity beside Anglo in land o lakes is that a problem?

Definetly you would be able to become a home owner in LAnd O Lakes with 10k downpayment. Factors taken are: purchase price and financing terms. Land O lakes has a diversed population where all are enjoying the great multi cultural environment.

Land O Lakes-Wesley Chapel is a great area. We live near the Land O Lakes Wesley Chapel border and find all the area very friendly, agreeable and convinent. Most of Pasco County is elegible for USDA financing, I.e. 100% LTV if you qualify otherwise. I gave you an answer earlier and this is a followup. If you qualify as a first time homebuyer there is the goverment on time tax credit of $8,000. There are special rules on what qualifies as a first time buyer and it does not mean that you never owned a home. Contact 1-888-308-4384 and ask them about the tax credit and what you may qualify for based on your credit and career. Prices are stabilizing and there are still opportunities.

I belive the population stats you are reading may be wrong. That said, Land O Lakes/Wesley Chapel is a great place to live as I have for the past 35 years. If you are a first time home buyer there are some government programs that may help you. "First time" does not necessarily mean that you never owned a home. You need to check the program's terms. Well if you would like to move to FL , near palm coast for 100,000 with ten thousand down,,, let me know, its a mile from dead lake with runs into cresent lake and the st johns... 2000 sq foot A Frame, acre of land,,,,new.

I have an A Frame built in 2005,,, in Flagler county on little over acre of land,, 1.3 mile from dead lake,,, about 20 miles inland from the beach i would prob sell for 10,000 down and finance the rest for 15 years on a land contract.. has a 1000 + foot pole barn...about 120,000 lowe9162@yahoo.com

Wendell, Did you find a home in LOL yet? If you are still looking, please contact me, as there are lots of homes under $200k at this time. Also Pasco County/Land O'Lakes qualifies for a home loan program guaranteed by the USDA(yes, like the meat people) that is a 100% loan. They still have our area catagorized as "rural" though it is really not very rural at all, so that loan program has assisted us in getting buyers into their new home with no down payment. And, we may be able to negotiate with the seller to pay your closing costs. Then you can put that $10,000 away for a rainy day.

Wendell, I live in one of the new developments off Rt 54 in Land O Lakes. There are many homes below 200k for sale in this area. I don't know how old that 2% figure is, because we have a very diverse neighborhood. You won't have a problem.

Wendell, I curently live in New Port Richey Florida nad am moving to to Land O lakes. You can find alot of really great deals there right now. Many homes are in Short sale status (pre-forclosure) and you can find many larger homes 2000 sq ft and more for less than 200. I found alot for under 180,000. In fact we got a 1 year old 2 story home with 2657 sq ft, 5 bedroom, 3 bath for 180,000. The amrket is great here now. Also, an amended just passed here to increase our homestead exemption to 50,000 for taxes. The schools are great also. Ethinicity is definitly not a problem and in fact I think the 2% population rate is very low. There is a good mix of white, balck hispanic and a small percentage of asian. The area is growing and up and coming. A new mall is being built close by. It is close to the interstate and a jump away from tampa. If you need a great realtor I can reccomend one to you. Ours went above and beyond.

In that price range, you may qualify for FHA financing. If you do, $10,000 is a more than adequate downpayment. Of course you'll have to figure in the cost of the financing you apply for, but a Realtor can structure your offer to have the seller pay for your closing costs. As for the foreclosures, we too are seeing our share of them. There can be deals but there can also be headaches. Again, an experienced local Realtor can help you navigate those waters. As for the ethnicity of the area, Florida is a very diverse state, and only you can chose the area in which you want to live. A Realtor should not comment on the ethnicity of a particular area.
