Thank you for detailed response. I see that the listings are pretty much detailed. I will immediately proceed with getting loan pre-approval in place as I am looking to relocate early summer. I am not sure how long would it take to complete the loan process and eventually closing of property.
Mill Pointe is a very nice condo community, right next to Middlesex County College as you can find out more details from Mill Pointe Community Blog@ http://millpointe.blogspot.com/
There are only one or two 3br 2ba condo available because the housing is very tight in the area due to the wonderful school district. e.g. Middlesex Academy of Science based on Middlesex County College just won #1 in NJ Science League Physics competition over hundreds of all other high schools in NJ. So, if you live in the area, you are guaranteed that your kids someday can "walk to" one of the best high school in NJ.
One reason the price is good is that another side of Middlesex County College is building luxury condo and townhouses, and many Mill Point owners move up to buy there, once those new condo/townhouses sold out, the price of Mill Pointe may come back up again.
Another reason is that Mille Pointe is always the best price in Edison area due to the fact it is smallers, fewer sq ft, but for people relocating from out of state, you should find it sufficient for yeas to come.
Do not move over too many furnnitures, as you can buy here from Jose at 732 979-9100 (cell) at warehouse price. So, it does not worth the shipping cost, just place for sale in craigslist there to sell them before you move.
I am bit confused with response here and obviously have undermined the Edison market by quite a big margin.
and I saw this 3br 2ba condo at Mill Pointe seems to be a steal ... http://www.realtor.com/search/listingdetail.aspx?loc=08817&a listed by an inexperienced realtor ... when you got realtor like this very good at scaring seller, you got a steal. Good luck ...
Also, the hike of the oil and gas price is also of the past since July as you can see the collapsed of the gas price ... http://www.newjerseygasprices.com/index.aspx?&area=Edison this also signal all the oil priced related problems are of the past, that also include the big drop on US trade deficit, why? the US no longer need to pay much of the cost of oils.
Dear Tapak, if you were not the buyer who bought this 3br 2ba condo at Mill Pointe, that means, there are many more buyers other than you already acting to grap a nice condo at great price in great location such as Edison that was ranked #35 of Top 100 Best Places to Live in American by CNN Money Magazine ... http://money.cnn.com/magazines/moneymag/bplive/2008/snapshot
Dear Deborah, If you or any of your dozens of realtors who specialized in Mill Pointe http://millpointe.blogspot.com/ , please do not hesitate to refer them here and post cma grid (one liner, on unit per line) of all units of Mill Pointe with A,AR,U and C for past 12 months, and the associated 8-picture link with the realtor's photo, cell and email so that many buyers who are going to buy at Mill Pointe can be best served ... and contact you.
As you know, every featured units at Mill Pointed http://millpointe.blogspot.com/ sold, and there are many owners in the community are looking to move up to buy bigger townhouses or single family homes, so if you and your dozens of realtors would be able to help hundreds of first time buyers flooded in to the community, you will also surprisedly find out many move up buyers you created ...
I would consider you market watcher. You can receive, from many different agents, automatic email alerts when new properties come on the market that fit your criteria. For someone like you, who seeks to buy in the future, these auto alerts allow you to keep an eye on the market hassle free. If you have identified an agent you wish to work with, you can ask about this. We offer this service, also.

I haven't been able to proceed due to issues with length of history on my credit. My credit score was found good but I was told that my length of history isn't long enough to get loans at lower interest rates, so I decided to procrastinate my purchase decision for some more time. It seems that I took a good decision at that time. Looking at the current financial crisis, I think [I might be wrong] the downslide has just begun. I have definitely put off my house purchase plan until I see good signs of economy. I am on working visa and don't want to risk in this current market, since loss of job would mean to me - "pack bags and go home".
Dear Tapak, did you buy this nice unit? It seemed to match all your criteria ...
There are many activities at MCC are open to the community and public, so you may find some interested you or your family. If you take some course, you shall find MCC has lots of resources open to you.
Your kid may also be able to take some summer courses at MCC if they are very aggressive or just audit, or just visit the library and student center.
After you move to Mill Pointe, some info may be needed such as PSE&G the NJ gas and electric company and you can open account online easily http://pseg.com/
Another one is high speed Internet and cable that Cablevision is one http://www.cablevision.com/ that also have many channels to Asian countries if you like.
For condo, the water and garbage ...etc normally included in the monthly maintenance fee, so not need to worry seperatedly.
There is huge BJ's Warehouse Club http://www.bjs.com/ nearby http://www.google.com/maps?f=d&hl=en&geocode=5444592 that you will find your family visit every week or two, very handy and affordable price. The tire service is fanastic, free mounting, free flat repairs, free inflation presure check, free new rubber valve stem, free lift time balance and rotation, free road hazard warranty.
You will also find Woodbridge Center Mall very family friendly and you may visit often http://www.google.com/maps?f=d&hl=en&geocode=2929721 and another luxury Menlo Park Mall is also very closeby ... http://www.google.com/maps?f=d&hl=en&geocode=1012726
With 2 school kids, you may find Liberty Science Center http://www.lsc.org/ a wonderful place that it just expanded and renovated recently within 30 minutes high way access from Mill Pointe http://maps.google.com/maps?f=d&hl=en&geocode=107212 which has a Dome IMAX Theater which is the best in Greater New York City area. If you join the membership, you can also visit over 200 museums free.
When you visit the area, you can book nice 3* hotels thru http://priceline.com with $45 to get nice Sheraton at Edison, you can bid up to 14 nights each time. You may also get 2.5* Hilton Garden Inn and 2.5* Clariton Hotel for $35+, may be a few dollars more. $35 is the absolute minimum bid I know of.
It normally would take as short as 4 to 5 weeks, but could be longer. If you work with Michael, the listing agent directly, the process may be faster...
As to the mortgage, the rate is quickly surging back up, so you may want to catch it as you can click to see http://bankrate.com/brm/graphs/graph_trend.asp?tf=180&ct
By the way, Deborah is ranked #1 in Trulia Realtors, and her words confirm that this is the best deal in town. John is also top realtor in East Brunswick, and his words second to the deal.
Also, Jose 732 979-9100 (cell) is nearby, if you need handy man to do painting or upgrade, he is pretty much reliable. His son just replaced my tenant's lock.
If you have any auto service need, you can always give Tracy a call at 917 669-8209 (cell), her husband Peter used to work at Toyota Avenel as #1 mechenics, now has a 8 car bay at home nearby. I found Peter great in a sense, he also work on Sundays, so when all dealers close, he can still help you.
Maybe if you look on craigslist or something you may get a FSBO for 300.. but 200k ?
Not going to happen.
If you want a more realistic view and are looking to buy let me know, I can show you what is happening in Edison.
