Milj, Home Buyer in Cape Cod

Is there a time of year that the most new listings appear on Cape Cod?

Asked by Milj, Cape Cod Sun Feb 24, 2008

Its mid-end February now. We've been looking at houses for about 6-8 weeks. I can only think of one new listing thats appeared during this time that's in our price range and is in the areas of the Cape (lower) that we are looking at.
Do listings start to appear more frequently in the spring? The summer? I feel that now may be a good time to buy but we have not yet found the right place and are hoping to start seeing new listings appear.

Historically, we see the bulk of the new inventory start to come at the end of Feb. , in time for the Feb school vacation week. This year has been a different story...alot like the buyers , quite a few sellers are sitting on the sidelines waiting for the media to cease with the relentless assault of bad news. As a group, most of the sellers on the lower and outer Cape are discretionary...that means that they may wish to sell, but have no pressing financial need to do so ....I have 4 seller clients that are all waiting for just this reason....

Now is a great time to buy on Cape Cod! We are in our "early spring" market where many sellers list their properties for sale in hopes of being sold by summer. You should see many fresh listings hit the market in the next 4 weeks, so be ready to buy! -Marie Souza, Broker Owner, Cape Cod Real Estate Services
