Prudential Jack White/Vista lists all of their properties in the MLS system. Once a property has an accepted offer it will not show as active in the system any longer-it will show as pended until the property has closed.
You, as a consumer, do not have access to the same information in the MLS system as a real estate licensee. If you see a sign in front of a home it may just be pending and no longer being marketed. It takes an average of 30-45 days for a sale to close after an accepted offer is received and the sign usually stays in the yard until it has closed just in case the "deal falls through". I believe this is true for all real estate offices and not just Prudential.
