I live in Bethlehem, PA. Single mom with a 14 year old son. I will like to buy a house, but I need a down payment assistance program. Can anyone advise. Thanks. Luz

Good Morning Luz,
Prior to determining what you will be require to contribute monetarily, your goals and needs will need to be addressed. Once your goals and needs are known, a loan program will be fit to meet those needs. This loan program may only require a minimum amount down or possibly none at all. Also you may want to look into some sellers assist. Sellers assist is moeny contributed towards your closing costs via the selller at the time of closing. What area are you looking to purchase a home in? Tat too will make a difference with regard to loan programs and real estate taxes. Wow!!!

Lori Lewis of Allied Mortgage Bethlehem found Trulia Voices! When I had a real estate license in Bethlehem, PA, I worked with Lori on MANY transactions ... lots of FHA and VA financing ... she pays outstanding attention to detail and she has a highly dedicated and committed staff.

I have the answer to your question.
No down payment...No closing Costs....No mortgage Insurance...and the option to buy your interest rate down to .0625! I know it sounds too good to be true...but it is true. A non-profit in our area is offering what they call "America's Best Mortgage" and it is the only one of it's kind. I'd love to tell you more, give me a call.

You may qualify for free closing costs money with a small down payment throught the Neighborhood Housing Services of the Lehigh Valley. An eligible applicant must have acceptable credit, 2 years of verifiable employment, savings of $1600.00 in an account for 90 days, and must attend the Home Ownership Counseling Program Seminar. The buyer's new house payment cannot exceed 33% of the buyer's monthly income, and the new house payment plus their minimum payments on other debts may not excedd 41% of the buyers monthly income.
There is a $325 non refundable application fee to process the loan. The fee comes from the $1600 savings the applicant must have to apply for the program, The remaining $1,275 is applied towards the purchase of the property. The buyer also is required to pay 1 full year of home insurance. So.... if your income matches the programs guidelines, for about $2,000 you can move into a new home.

There are a few options left out ther!

1. FHA - The seller can give you 6% seller assistance, but thats all. You will need at least 3% of your own money into the transaction to use FHA. FHA just discontinued the "gift fund" programs. It is currently being chalanged, but in this market, it may stay gone a little longer.

2. PHFA - http://www.phfa.org/ ~ This one has income and loan amount limits, but worth looking into it.

3. Rural Development - The only true 100% financing program left. This also has income and loan amount limits and more importantly it matters WHERE the property is located - check out the map - http://www.rurdev.usda.gov/pa/

There are still some good loan programs available to help you with your down payment. Some allow a sellers assist to cover down payment costs. You may want to buy a duplex so that you can live in one side, and rent out the other side and use the rent to pay most of the mortgage payment ...
