high end New construction. House is just under 5,000sq ft. What should it sell for?

It sounds like your going to need to hire a Realtor so they can do a visual inspection of the interior and exterior of the property and then prepare a compartive market analysis. Pricing it for sale this year could prove to be more complicated then ever before. There are numerous factors coming into play that are going to have a negative affect on the value of real estate. Please Read my article referenced below titled "My 2010 Real Estate Price Prediction." It explains some of the driving factors that will change the landscape of this years market. The month of April is going to be a downward turning point for the value of homes if you ask me. After that I think we are looking at a pretty steady decline. Its going to take a very good Realtor and some good participation on your part in order to stay on top of this years market and sell your house first and foremost. If your property is already for sale and is not selling then your overpriced and chasing the market. What you need to do is lower the price enough so that you stay in front of the market decline long enough to get the house sold. As I mentioned above, beware of possible sharp declines after april this year.

You may want to research Auctions. I hear that the buyer pays most of the costs and it is quicker. If you do not like the price, you do not have to accept it.

I see that your house is already for sale. It's a fabulous home. But with 624 Days on the market it is obviously overpriced. You have a lot of competition. If you look at just new homes I'd say you will have to be below $1.8 million - that is your lowest price new competition. Then I would reduce every two weeks. My team and I are available for consultation if needed. We are also experienced in short sales if needed.
