Buying a single-family house in Vegas and renting it for short-term? What are the typical rates per day and?

Asked by Man27, Chicago, IL Tue Feb 19, 2008

associated costs? I am currently not living in Vegas, and I won't be moving there in the near future. Are there any companies that can manage the house for me?
Is this a good investment at this time period, in terms of paying most of the mortgage from the rental fees?
Which are the best areas in Vegas for this type of investment?
Thank you

Hi Man27,

I just wanted to clear something up for you about vacation home rentals in Las Vegas. The recent ordinance was for the City of Las Vegas, not N. Las Vegas, Clark Co., or Henderson, although the last two do have their own short term rental regulations.

The city doesn't include the area around the Strip, it begins north of Sahara and is sort of L shaped. A map is here...

There is often some confusion about what is Las Vegas the city, and what is Las Vegas - unincorporated Clark Co. Two completely different entities.

Back to the city's ordinance, it was rescinded last month and plans to allow them under certain circumstances. The object was to prevent 'party houses' that disrupted neighborhoods.

I did find one management company that handles short term rentals, but sure there must be others. You may want to contact them for more information.

Hello Man 27,

In addition to the great answers below, I would like to add a small point I have noticed recently with Vacation/ Short Term Rentals. As far as vacation type rentals are concerned I have noticed many of the management companies are seeking homes with pools and they seem to be pretty concerned with location. I would recommend speaking to a management company as provided below. Convenience to the strip seems to be a recurring theme, consider looking into these variables before you buy, it may make it a safer investment for you.

You may not like to hear this but our lovely city council passed an ordinance recently that prohibits daily rentals of homes. It is a dumb move but they did it. If you plan on renting it out for 6 months or more, we have a property management division in-house that I can refer you to.

Just an update on short term rental properties in Las Vegas. This is for the city only and different regulations apply to Henderson, and Clark Co. that includes the Las Vegas Strip area properties. From today's Las Vegas Review Journal.

It also lists 3 of the short term property management companies in the article.

thank you,
do you know any other place in United States where you could potentially do that?
for example, San Diego, Miami (??)
Can you recommend some companies which are involved in the process of managing short-term rentals?

I purchased a 2 & 2 condo in January 2008 and I still do not have it rented. So go figure.
