I agree that only a real estate attorney can determine who was responsible for repainring the furnace in this particular transaction.

If a repairman came in to do the work, they should make good on they original repair, but they may have also noted the boiler was in need of repair as well. If this is the case you to know who knew this. Try to find out who did the repair and speak with them.
Are you sure the realtor fixed it and not the past home owner? The FHA inspector usually requires a second inspection to determine the work was completed. Did the FHA inspector do that? Your bank shouldn't closed the loan with out this.
