How is Castle Hills phase 5 development?

I like the sotherby homes there but I am concerned about the fact that it is very very close to 121. Is it good or bad location wise ..and also I heard there are foundation problems in Castle Hills..is it true? How safe is a community when it is very near to high way? Thanks in advance..

We love Castle Hills! Like many families on my street, we are in our second home in this neighborhood. Our proximity to 121 provides very easy access to DFW Airport! Noise has not been an issue in our area, but that could depend on your particular location. As a Realtor, I am thrilled with Castle Hill's Education Foundation which has provided funding for our schools. Hebron HS and Castle Hills Elem. are exemplary rated schools by TEA. I toured Killian MS to view their smart technologies and was impressed with the tools available to the teachers and students. We have rolling hills and elevations, unlike the standard flat grid layout of many neighborhoods in this area of Texas. Clay soils are the norm for this part of Texas, and advise you to have any home inspected. Pay particular attention to drainage and sprinkler use. Water is the main culprit in causing soils to expand and contract. Too much and too little water are equally problematic. Sprinkler systems can be audited and adjusted. The Education Foundation also provides college scholarship monies up to 10,000 dollars for residents. Ask your Realtor to offset the cost when the time comes to sell! Our location is fantastic for outdoor enthusiasts with Lewisville Lake just 3 miles away. This neighborhood offers residents more than 20 parks, tennis, basketball, fitness centers, 2 pools, village market center, restaurants, activities, and the benefit of being surrounded by gorgeous greens of an award winning golf course! I like Castle Hills and Sotherby. They tend to build a very nice home. You are right to be concerned about 121. There is lots of traffic on it and you will likely be able to hear the noise. Obviously it is not a concern for everyone as there are plenty of homes built right on this highway and lots of other highways too. You could also potentially get some kind of commercial development between you and the highway. Another idea in Castle Hills if I remember right is that when you sell you have to donate 1% of your sales price to the educational foundation. In some ways a neat idea, but in some ways a GOTCHA...when you leave. To me that's a pretty steep price to pay. Whatever you decided ALWAYS use a realtor when you buy a home especially a new home. The builders rep is working against you....not for you. They will normally be nice and friendly, but they work for the builder not for you.

Castle Hills is one the the most popular areas to purchase in right now. Ph 5 will continue this with bringing in a new builder. Another major concern with parts of Castle HIlls are the power lines, however, it has not been enough to deter buyers, and I wouldn't let it deter you. As most buyers don't like to be right on the highway, others like to be very close, so keep this in mind when choosing you lot.

As for the foundation, Castle Hills did have some issues. In the beginning of construction the new soil that was brought in did not have time to "settle" before the builders came in and build these large homes, causing multiple issues. SInce this, builders are now using a post-tension slab that is well secured to handle the size of the home. Also, keep in mind, most of North Texas is located on clay soil, and if the foundations are not maintained they will have issues. I wouldn't let anything you hear regarding the foundation play a factor in your purchase.

I am a Dallas realtor very familiar with the area. If you feel uncomfortable with the area, many other locals close built by your builder of interest.
