Efrain, the price per square foot is all relative. There are so many things that factor in such as the size of the lot, the surrounding area, the quality of the workmanship, etc.

Exactly what is it that you are trying to price? Are you wanting to build something? Or are you just trying to figure out how much a home with x number of square feet will cost in the summer?

Also, no one knows what is going to happen in this market - prices may stabilize, drop or increase! We will not know for sure until that time comes!

As a potential buyer,i wish it will drop. I visited KBhome in los Banos, and KBhome office is closed, KBhome even not sell new homes in Los Banos anymore. And I saw a lot housed on sale in that area. One house I am interested to buy, i entered the house and check the neighborhood, and i found the neighbor house was occupied by some homeless like people with 2 dirty dogs. lol, It's ridiculous. I think the price will continue to plunge, and maybe it will be up in 2010, or even later, before all foreclosure houses are sold.

We know a great deal right now...December 2008...that agents who live and work in Los Banos knew in February...PRICES ARE GOING TO PLUMMET....and they did just that. 30-50% drops in the valley.
All these agents are correct in respectfully correcting you. It is not a "same as" scenario, all homes are different. Just consider a great big drop to continue through next summer..

Unless you buy a property that has an undiscovered oil reserve underneath, the price per square foot will definitely be lower anywhere in the state of California. Check out this article:
