Is it possible to get a SFR between $400k to $550k range in Gale ranch or windemere, san ramon?

To add to some of the responses listed below, Wisteria at Gale Ranch and Veranda have some great pricing:

Shapell Homes has some great pricing over at Wisteria at Gale Ranch. The New pricing starts at approximately $562,603 for 1425 sq ft to around $599,079 for 1564 sq ft to around $588,951 for 1658 sq ft.

Also, take a look at Veranda 1614 sq ft ranging from $630,000 - $656,000 approximately.

Besides the above mentioned, the other options maybe to look at Townhome Style Condos Fioli by Centex in Windemere, or Condominium Residences Abbington at Mosaic at Gale Ranch.

There are so many answers all over the place, in short you can purchase a new single family home for $575,000 that is as low as they will go. I know this because I have a printed out list with the discounted price for realtors and thankfully it is in Gale Ranch and not Windemere so you have a lower tax rate and not the higher one like the one found in Windemere. Over a period of long time, the home prices have increased only by 0.5% above inflation till 2003. If assuming the steep price increase after 2003 is bubble, the prices have to come down to slightly above 2002/2003 level. So yes, the prices should come down in your asking price range if market adjusts to itself in a equilibrium. I will wish to see soon ending of : foreclosures (which will bring down other homes down), financial securities frauds cleanup; interest rate remain lowest, better mortgage lending practises, than to an earthquake !!

I would feel bad for people if there was an earthquake that devastates the area. Not only the financial strain, but emotional strain. Having large area losses is not fun (look at Katrina).

Currently the price has not been dropped enough into your range. The townhouses in Windermere are actually TH style Condos, 3 stories, zero yard, high tax rate.

If the condition is perfect (with a combination of dramatic slow down of Bay Area economy and a large earth quake), you may see some SFR dropping into that range.

If you haven't already looked at an MLS system, an agent in the local area can help you.

From my MLS system, the answer is in San Ramon, there are homes, condos, and townhouses in that range. Keep in mind, I don't do San Ramon. My search was for the entire city.

Under $550K there are currently 4 townhouses available in Windemere with HOA fee in the $150 range. There are currently listed 5 SFR in San Ramon in the older area under $550. Let me know if I can be of anymore help.
