Request the information from your mortgage company. The property records should be attached to your housing documents. If you want to get a good price for your land...DO NOT deal directly with the Oil and Gas companies. Find out who is running your local Homeowners Association. They will probably be negotiating with the different companies to get the best price per acre... Dealing with the company direct could see you getting $1k per acre and no royalties, while negotiating as a group could get you up to $25k and 25% royalty. I live in 76012 Sanford/cooper area and I know that Mt. Olive is negotiating on our behalf. Don't settle for less.
In Texas you need to call a landman or oil and gas attorney. The search is not typically not cheap. Title companies will typically NOT do the search for you and it is not part of a normal title search. We can provide you with a list of landmen who can do the search for you. Go to the county where your deed is recorded and ask them, or call a title company and see if you can con them out of a free title search and they would be able to tell you, or call a company name Dale Property Services (google them) and ask them. I can tell you if you live in a newer large development with a bunch of tract homes the chances are very slim but if you live in a more established area its very possible.
