I have an Aunt that is trying to sell her condo at Parkchester to no avail. She is having difficulties trying

to come up with maintainance and mortgage..she had a buyer but they failed at getting a mortgage...needless to say she is drowning...can she sublet? What are the legalities at Parkchester. Can she do that? She has a 3 bedroom /1 bath condo on the 1st floor on E. Tremont..selling for $200,000...what can she do? Someone please help me to help her

Hello,

There are a couple of things that your aunt should ask the realtor which she is looking to hire. First Parkchester has very different mortgage rules as compared to other condos in the Bronx. Not all mortgage banks will be able to wright loans there. There is literally a handful, make sure that the realtor your aunt hire knows which ones they are to save time and convenience.

Hello Liana - I have sold several units in Parkchester and believe your asking price of $200k is much higher than the market. There are several units online with similar layout for as low as $165,000. Of course I would need to see the unit to accurately assess the value. If she is serious about selling I have pre-approved clients who are ready to buy.

If she is serious and wants to Sell.... she needs to be realistic with the price, it will never sell at 200K, way to high. Call me for a FREE Market Anaylsis, another reason a property doesn't sell is either price or location.

Is she trying to sell it herself without a Realtor, that will be kind of difficult there is much competition out there and you need to be competitive or else you will be unsuccesful selling it. First she needs to get the pay-off amount from her lender and see what is the balance. Its a Buyers market so things are moving along. Is she currently occupying the place?

I own a 1-bedroom condo in Parkchester North.

I have a tenant in my apartment. You can lease your apartment the same way I do it. You have to go through the management company. The prospective tenant had to pay processing fees and pass credit and background check. It will take about 1 month from the day you find a tenant until they get approved. Make sure you get a good tenant with good credit, if not they will be rejected by the management company.

Every apartment for sale has a buyer, at any market. Maybe the price you are asking is too high. Reduce it in $20K and you'll have plenty of buyers to choose from. Ask them to bring a bank pre-approval for a mortgage. If they don't bring that, don't bother.

She needs to look at the co-op board's rules to determine whether she can sublet. If she can, she can advertise on her own or hire a Realtor (more than a real estate agent) to list her home. The tenant will pay the Realtor's commission. To quicken the process, she can pay the Realtor's commission or 1/2 the commission.

You didn't state whether she's listed her home with a Realtor or is trying to sell it herself. That makes a difference, in most cases, as a Realtor (such as Coldwell Banker) can expose her apartment to more buyers, than say... putting up a flyer at the post office.
