2. Inspections (home, well and septic, termite, radon, home owners insurance)
3. Attorney review
4. Buyer to chose title company-seller to provide ALTA homeowners title policy.
In writin an offer to purchase you would want to build in a Home Inspection contingency, a financing contingency and a wood destroying insect contingency. You might also build in a Septic and Well inspection, if the property had those items.
There are other contingencies that could be added depending on the situation, but the ones I mentioned are the most common.
