I own 1/2 of a twin - what is the attached property's impact on my selling price?

I own 1/2 of a twin house in Audubon, NJ. The house is approx. 100 years old. My side is in good condition (attractive, vinyl siding, replacement windows, new 6' fence, and the property is well maintained inside and out). The other half, which I do not own, is poorly maintained. The exterior presents poorly front and back. It is in need of siding & paint and the back yard is severely junked-up. What impact can I expect the attached property to have on my selling price?

In today's market, the attached home will have a huge impact on your sale price. Currently, there is lots of inventory for buyers and today's buyers seem to want to see it all, have it be in perfect condition plus offer a low price. Most buyers prefer a single home because of this exact situation. If you can tactfully (might be impossible) ask them to clean up the yard and possibly offer to help them with sprucing up at least the front of the house that would definitely help. Good luck!

The other half will have a detrimental impact on your selling price. The reality is that a buyer will not only see the other half as your neighbor, but will cause the buyer to wonder if anything from their side will or is affecting your side (i.e. termites, rodents, etc.).

It will hurt your asking price. I would go to them and ask if you can help them clean up the backyard at least. Maybe they will go for it. Its worth a try.

Yes, Yes, Yes it will definetely hurt your chances of selling and the price you will get. When people buy a house they are buying into a neighborhood.

Hi Dave,

Sorry, but the bad news from the others is correct. Even if you have to do the work yourself or hire someone to remove the junk with the neighbor's permission, do it. No one will buy your unit if the other side just looks like trouble.
