getting new windows in a few days and I have redone the whole place. I really think I can get a little bit more. What should I do?

I have attached a link to all of the activity for your model...the Bayberry II...since 1/1/09. As you will see the numbers are all over the map! The highest UNDER CONTRACT unit was listed at $179,900..we will not know the SOLD price until it closes!! The last CLOSED Bayberry II came in at 135,000 for this year, HOWEVER, this home was a Pre-Foreclosure Short Sale Home and these almost always sell below market! From what you have mentioned about your home it seems to be in wonderful shape...but it is hard to give you a confident decision about price without seeing your home. For example...has the kitchen been updated and upgraded...how about the baths?? Also what type of flooring is thru-out your home?? As you can see there alot of factors when pricing a home! Hi Jenn,
did the appraiser come before or after you changed out the windows and did any other renovations? Do you know what the cost to value estimate is for putting in the renovations you did? You usually do not get 100% of your money back.
That being said, what you think you can get and what the buyers will pay might be two different numbers! As Diane commented on, you really need to have an agent come out to look at your home who can show you what other comparable homes have sold for. That is the information buyers use when making an offer. If you would like to search for that information on your own on the internet, you can go to my website and order a market snapshot. It is a service I provide free of charge and is one of the few places you can get "sold" statistics. That will give you a general idea, but it is always with the knowledge of an agent who has seen these listings that will give you the best information. Sometimes what you see online, is very different when seen in person.

The question is not clear. Get a little more for what? Have you closed on your refi? Are you putting the house up for sale?
