The best way is to just meet people, take their cards and stay in touch with them via email. Agents refer to people they know and have confidence that when they send a referral, that their client or customer will be in good hands and that the deal will close.
I send out lots of referrals and if no one comes to mind in a specific area, I go to the CRS directory.
I am attending a company wide Family Reunion in Atlanta all this weekend. This is a great referral event. I start by having ALOT of business cards (at least 100). Some promotional information flyers (maybe even some listing flyers) and a notepad I keep at all times to write down information on anyone I meet. I find the top producers and take them to lunch/ dinner and get as much info as I can. Then when I get back I enter them into Top Producer and make sure to follow up regularly.
Dress for success (no matter what anyone else does). Mingle, smile, attend all of the events and make sure people remeber you.
