I agree with the previous answer to ask a Realtor who works in the area. First of all what do you mean by recent sales? That could mean the past 3 - 6 months. A Realtor will find out when the last property in the area was sold, expand the search area if necessary and take price reduction or increases for location, condition, sq. ft., bedrooms, bathrooms, any upgrades, lot size, and make the necessary price adjustments.
If you are trying to sell the property yourself, what is the marketing strategy that you will put in place, and will you have all the necessary documentation required by law?
I hope you can sell the property yourself, however statistics show, most for sale by owners end up using a Realtor.
Ask a Realtor. They will probably give you an estimate or range of value.
