If you are a real estate agent, what marketing programs are working for you now?

I've written a book, Sold! Direct Marketing for the Real Estate Pro, and so many agents have called and told me it is working for them...letters, and targetted mailings, and ads with personality, and websites that show their "human" side. I am thinking of writing a new book about Real estate during these challenging times...and I'm wondering what is working now? Can you send me your ideas, or post on http://www.realestaterelish.com

I am finding satisfaction with a combination of:

1) By Referral Only - google them - they are terrific!!!!!!!!!!!!! Includes:
- Listing postcard programs;
- Newsletter mailings to top clients;
- Webpage lead capture pages;
- Craigslist postings; and
- That is not even the tip of the iceberg with what By Referral Only offers
2) Webpage - Hurl my URL! That is what I do by writing articles and merely having a web presence with my webpage link
3) A couple of online lead generating sites;
4) Social networking online (MY BIGGEST SOURCE OF REFERRALS for 2009!)

The best marketing is selling in a neighborhood where the seller says yes and the buyer actually delivers.
Before you know it everyone talks about it. It could make you into a celebrity very quickly.
The telephone rings and appraisers want your confirmation, comps record your accomplishments.
A whole flock of sellers are clambering to know your secret. Buyers are wondering if you can find them another great deal. It is great to be a celebrity for just a little while .. But soon it is old news and for a fleeting moment you felt like a star. So you work hard and do it again and again and start bragging with your list of accomplishments on benches on billboards on flyers . So it is no surprise when you go into a neighborhood restaurant people glare at you with the ultimate respect. That is the realtor that sold that crummy house on the corner that is going to be demolished , no kidding if he could sell a dump like that maybe he could sell mine.

We were told the emulate what the top producer in our office does. He grew up in our area, went to school in our area, and owned a very popular business in our area before he went into real estate, so basically what he does is talk on the phone to everyone he knows since 40 years ago and keep in touch and they list with him, buy with him, invest with him, and refer him to the 10 people who live here that didn't already know him. A book about how to overcome such a challenge would be helpful.
