This is a decent price - but may not be the bottom. I am aware of the sellers' situation & also have shown the unit numerous times (as a Buyer Broker), as well as the other 1-BR units. This building typically is tough to come by with these views & being 2BR; however, Seller overpriced the property from the beginning (tried for $300k). The kitchen is nicely updated & the views are unbelievable. However, seller never enclosed part of the (grand, oversized) balcony, as many other unit owners did. Even though the unit is a nice size as it is, many people crave that little extra space & now it is pretty expesnive to do. If you don't mind that, you will be in an even-more superior negotiation spot. The research I use for my Buyer clients specifically tells them what percentage a property is over- or under-priced. I try to get my Buyers at least 5% instant equity in their new homes - as a cash buyer & given your other criteria, more may be plausible.

Chuck is absolutely right, and using a Realtor to purchase this home won't cost you a dime since the seller pays all commissions. If you aren't currently working with anyone I would welcome the opportunity to show you what is available in this building and earn your business.

There are four units available in that building, but this is the only 2-bedroom. Being a a cash buyer and willing to close quickly puts you in a very good negotiation position; I would suggest that you work with a Realtor who can help you negotiate the best price and terms on this property.
