I have a two-story frame home in a very nice tree-lined part of south Berwyn. Our home is nicely updated

with most original woodwork intact. 3 bedrooms and 1 1/2 baths. We recently remodeled the basement. It's beautiful but now we want to be on the one year plan to move. Are we stuck??? What range are homes like this going for?

If you are located in South Berwyn near Mc Neal Hospital or Proska Park then you should be able to sell your home toward the higher price range for the Berwyn market. A good comparable for a home on the market right now is 2900 Maple. It is a newer 2-story brick home with 3 bedrooms and 3.5 baths. This home was built in 1988 and offers 2800 sq ft of space. They are currently asking $345,347.
Prices have adjusted considerably in the area and it would be beneficial for you to sit down with a realtor to get a market evaluation. I

As to price range:

The highest sale in Berwyn over the past 6 month period was for 330K at 3532 South Harvey.

Lowest sale was a foreclosure at 1534 Lombard for 45K Cash.

Hello Kaceylazz,

Berwyn has quite a few foreclosures hit the market recently, and this may or may not impact you.

I would recommend have a Realtor come out to do a CMA on your property. This would give you the most recent comparable sales which will help you determine what your home would sell for today.

Although the foreclosures are priced low, they often need a lot of work and carry more risk when purchasing. Often they need cash buyers or rehab financing, which can put this out of the reach of the general market.
