As other agents have mentioned, to get a better range of market value, meet with and show your home to a few different agents. Without seeing your home and based upon public value for your home ranges from 450-525k.

The average time to sell a home in Jan 2009 in all of Howard County by all agents was 135 days. However, if you hired a skilled Realtor you can certainly beat those averages.

Skip, you've already gotten some great answers, but here's the bottom line -- it's worth what a willing buyer will pay and a willing seller will accept. That's not being flip -- it's the actual definition of value of real estate (or anything else)!. I'm sure you'd love a quick answer that will give you a list price that will sell in 30-60 days. Fact is -- that's not a professional market analysis, that's guessing. It's like opening the phone book and choosing a cardiologist by throwing a dart. And for any of us to give you a quick answer on Trulia would be like Bernie Madoff investment accounts -- totally fictitious. So -- here are some tools. Go onto and you'll find some preliminary valuation tools. Better yet -- assuming you are serious about selling your home and want (which you should) a professional REALTOR to handle it, contact one of us for a real market analysis in a sit-down session at the house along with any other owners, and get good counseling about your biggest investment. Or at least one of your biggest investments. Your house is worth the investment of time and research.

I live a mile from this house off of Centennial Lane. I know Font Hill very well. I am a Realtor and a Certified Residential Appraiser. This market is very tricky. As you know, home values are declining, but this area of Howard County is not declining as much as some communities. Comparable homes in this area are selling in the mid $300s to the $500s. Without touring your property, it is difficult to see which homes would be comps for your home. Touring your home would give me an idea of what your amenities and upgrades would add to the value. I will say that most banks look at comps that are sold within the last 3 months - 6 months the latest. The banks expect to see time adjustments from the sales prices for the declining market.

I am willing to tour your home for free and give you an idea of what your home is worth. Since I am also an Appraiser, I will tell you what comps the bank will look at for your future buyer. I will also tell you how much your home is depreciating a month as it sits on the market. This is a free bonus when your Realtor is also an Appraiser. Since it is a buyer's market, it is critical to price your property correctly. Relying on just a Realtor's "fuzzy math" market analysis could cost you thousands.
