10 ways to Sunday! Building new homes is a very competitive market. Builders are always offering an incentive to buy their homes. Typically, the incentive is greater to buy an inventory home - one that's already built or at least started as they've selected the lot, the elevation, floorplan, upgrades, etc. - than a build to suit. However, builders have incentives on build to suits as well. They typically range from xx amount off the home to certain upgrades going in the home.
You almost always will get a discount for using their mortgage company and some will match the deal of another outside mortgage company or still allow you to get the discount if using an outside mortgage company if they can't match. That's not the norm, but some will.
There are also ways that they can buy you out of your lease and other things. If you are a non-contingent sale, you are coming from a stronger position. Anyway, everything is negotiable if you know how to structure it in your best interest.
All builders have some cushion, be it to assist with financing, landscaping, appliances, paying rebates, and yes they have money built in to pay either their agent or yours which ever will be used.
Nothing is set in stone here except hopefully your stone fireplace.

As for listed price - it is almost always flexible/negotiable. Most builders would rather get a lower price on a sale than no price at all. You could negotiate the price, the upgrades, amenities, etc. Many builders will automatically give you a discount if you use their lender or title company. While you can do all of this on your own, it is still advisable that you hire a professional to assist you.

Everything is negotiable! Go in with YOUR price and let them know it's firm. It always helps to have a couple of other development's figures that support your bottom line. But let them figure out how they can arrive at your number.......Of course you need to be realistic.....If you don't hear what you want to, walk away......they will contact you within 24 hours.
It is often helpful to enter negotiations with a letter of qualification from a lending institution that validates you as a legitimate buyer for your stated limit.
DO NOT allow them access to your personal financial information so they can qualify you for a higher amount.....defeating the purpose. A good agent could accomplish all of this for you and $AVE you money!!!!

ALL prices are negotiable. I purchased a new Highland home in November and negotiated $77,000 off price and upgrades. Remember not to JUST look at the sales price. Upgrades such as full sod or full sprinkler systems, tile, carpet, wood flooring, accent colors, can all be added even after the home is built. I had the builder change the tile in our enrtyway, and add a full sprinkler system and reduce the sales price. It depends what it is that is most importatnt to you.
THE MOST IMPORTANT thing is that you use the services is a professional Realtor. This WILL NOT raise the price of your home and will ensure that you have some representation in the transaction. That really nice sales counselor who is saying everything you want to hear is just like a military recruiter. He/ she can and will say anything to get you to sign on the dotted line. They do NOT work for you and do NOT have your best interests in mind no matter what they say.
Last, make sure that you get everything in writing. Never take anyones word for anyhting. If the construction superintendant or the sales counselor or anyone else say they will do something for you, make sure you get it in writing and keep a copy.

Prices are never set in stone. Everything is negotiable even with builders. If you go to a builder without a Realtor, and they know that you are buying for the first time, most of them will take advantage of you and make you pay sticker price.
Get yourself someone that will represent you and not the seller or the builder. It doesn't cost you anything.
