Miki, Both Buyer and Seller in Greenwich, NY

I am looking for a newer developments that offers low or affordable housing for a single mom with one child.

My downpayment would be around 200k and I would not need a mortgage...or actually if someone could let me know how these programs work. I know you are supposed to contact towns for lists....but isn't there a better way?

Are you coming from Greenwich CT? My daughter, plus kids and spouse are moving to CT. I am driving up there tomorrow night 1/23/08? Any how, we in Barnegat have brand new home developments but only one has what is called affordable housing that's ready NOW, When do you need something? Another community is getting ready to build, can you wait awhile? I will be away till monday the 28th, going to Maine but I will be around tomorrow wed 23rd till 4:00 ish. Yes sometime us realtors and brokers have a tendency to push for your business, but understand this is the way we keep a roof over our families heads.

Here are a few web links that will be great resource if your relocaing to New Jersey and looking for affordable housing.

http://www.njhousing.gov/ (Provides a search engine with lists of affordable homes)

http://www.state.nj.us/dca/affiliates/coah/resources/munilia… (Providing a list of contact names for each county)

Keep in mind that prices in our area's have declined. You can find something in your price range in a nice neighborhood in many towns throughout Ocean County. .Please Remember when you purchase an affordable housing home and you choose to sell it down the road there will be restrictions as to how much you can ask. So, considering regular housing inventory will increase your chances of a future equity gain.

If you have 200K you can look into Tuckerton Medows. They are townhouses 2 BR + huge 3rd floor bonus room 1.5 BA they sell for around $160-$180K. It's not affordable housing but might be in your price range.

It is very rare to see affordable housing listed w/ a Realtor. There are simply too many waiting lists for each town. It is your best bet to contact the towns for their lists, and their criteria to make sure you qualify.

You might also consider alternatives that are not affordable housing, and explore your options down that path.
