What does everyone use as thier primary lead generator and does it work?

I'll second that emotion on HomeGain. The first year my AllStar group used it and we paid I think $95.00 for the year. We had one agent get a lead which worked out. We all cancelled but then they gave it to us for free and a referral fee. I worked that puppy like crazy and got ONE deal out of it. What was really laughable about HomeGain is that they actually used their buyers wants as a survey of what REAL buyers are looking for in a home. The data was gleaned from these folks who didn't even understand pricing in the areas they queried about. I would regularly get Homegain leads looking for a home to buy for $250,000 when the median in our area was $650,000! Silly! Junk-in, Junk-out!
I have a local radio show here in the NorthBay and find this a wealth of great leads. I broadcast on a local station with a "talk" format. I'm the only one in the NorthBay doing a show and I use it in all my listing presentations and do 6-10 deals a year from it. It is paid by sponsors and Keller Williams with me paying a very small amount. If you've got the urge check out your local market.
I also belong to a local "Tips Club" which is amazing!! I met a great client who is a profesional Fiduciary and manages estates as a trustee. We did 8 deals this year alone. Just from him!! There is "LeTip" and BNI which are national franchies. But you can start your own. Walter Sanford used to have his "Diamond Club" information which I constantly give to agents to use for starting your own club. Just the calling of the businesses will get you leads!! Good luck!

I used a lead generation company (HomeGain) for over 2 years...I only completed 2 transactions through their leads...well, one is yet to close. It was a waste of my hard earned money!

Most of my leads come through open houses and referrals.

Actually, I did quite well my first 2 years doing phone duty @ our office...But, friends, relatives and former co-workers referrals have been my primary source of business along with my own website.

Among the many tools/resources I suggest making use of the internet a top priority. Find a way to capture the 80% buyers who are shopping online before making a commitment to meet with a realtor. Also, invest in your past clients...especially those who have referred business to you.

Other than threatening my family to send me friends and coworkers or else… (kidding) Definitely open houses. Most interested parties come from there.
Also all nosy neighbors. They do like to have their opinions heard and like to feel important when giving you the history of the whole street. I like to invite them an hour before the open house so I can get them out of the way for potential buyers. Afterwards a nice thank you card and a phone call, you never know if they have a relative or a friend that wants to move.
Other than that expired and extended properties, with mixed results. Some people are just testing the market.

I hold open houses and do a little farming. I have found the open houses to be my best method, thus far.
