I'm thinking about purchasing a foreclosure in the Grandmont-Rosedale neighborhood. What kind of area is it?

Do I need to worry about crime, renters or property damage during rehab?

I would be concerned about the safety of any equipment that would be left on site. Please get a hold of the GRDC that is th Grandmont Rosedale Develpoment corp. This is a collection of the five homeowner assc. in the area. They have had a grant program to help people in the area rehab their homes and I have been fortunate to be working with them as a sales consultant for Kearns Brothers, Inc. This is one of the best homeowner assc. out there and they look after their own. They patrol their neighborhoods and that is why you should contact them with your plans. As someone born and raised just outside of Detroit who later lived in West LA, only to return to the D, I am often asked by my peers: "What were u THINKIN?!!"

That said, for the near term, I am here to stay..."for better of for worse." I make a living here as a high-end residential contractor, builder and investor.

If you want to talk to someone who has been there, done that, I'd be more than happy to let you in on some local expertise, and open a dialogue with you vis a vis making money in (spite of) this market.

With the right plan, the right people, and the right property, there will be tremendous weath created (and lost) here in the coming years.

This is a very nice mid to upper middle class neighborhood of Detroit. Homeowners are attentive to their properties, educated, and on average white collar.

If your going to rehab a house you probably want to put security at the top of your concerns because the surrounding neighborhoods are not as "nice" as this one.

We are in the process of selling our home. If you interested give me shoot me an email via Trulia. Its in good condition and we just want to get out of it.

This is a very nice gentrified area of Detroit. One of the best, if not the best 'in the city'. I've lived here 9 years and have noticed many good qualities. Contact the North Rosedale Park civic association or visit their website for a peek of what we have to offer. You will need to have proper security while rehabing. The police and alarm companies are very responsive to the electronic monitoring.

Personally, I would recommend that you check with the City of Detroit's police department with this kind of question. They should help you with crime statistics. I would also talk to other local investors.

Suzanne, You need to worry about crime, renters, and property damage anytime you do rehab. Real Estate professionals cannot provide the information you ask about. There are many Federal and State laws.
