There's quite a few reasons why people choose Cherry Hill to live. One is convenience. There's many choices when it comes to shopping and entertainment. Its a 10-15 minute drive to Philadelphia or you can jump on the train and get to the city. The schools have an excellent reputation for atheletics and academics. There's good municipal services when it comes to the police, fire dept, brand new state of the art library and so forth. You have easy access to the State's Interstate for commuting north or south. Homes values has held their own and generally speaking most South Jersey folks think of it as a good place to live. My office is in Cherry Hill. However you can find great inventory elsewhere. This property is in Kingston an established neighborhood in Cherry Hill's "West Side". This was one of the first large communities built in Cherry Hill approximately 50 years ago. This particular model is a "Back to Front Split". Approximately half of the homes in Kingston are splits but not all of them are back to front splits. This one is listed just above average price ($237,000) for similar configurations that have sold in this neighbrhood. Right now there are 11 active listings for sale, 4 pending sale and in the last 6 months there have been 4 sales of 3 bedrom 1.5 bath properties in Kingston.

Cherry Hill is known for its schools and its comprehensive neighborhoods.That's also why its taxes are so high, If residents could give up neighborhood High schools the tax base wouldn't be as high. Burlington County has regional High Schools so its tax basis is lower.

Cherry Hill, Marlton, Voorhees, Mouth Laurel are mostly white collar communities that have alot of perks for their inhabitants. Hi-Speed access to Philly and its great entertainment and cultural base. 1.5 hours west of the Jersey Shore, 2 hourse North of Washtington DC, 2 hours South of NYC and 2 hours East of Pocono sking. Location is still King.

Your resale value is pretty stable in Cherry Hill. South Jersey as a whole was not as badly damaged by the recent free fall in values as other parts of the country. That's mostly true for any of the surrounding communities as well so you have lots of options. Its certaily worth a look.

Hi John,
Looks like the home is priced in a good range for the area it's in. To get comparables, we use about 1-2 miles from the target property and try to stay within the same development. Then we look at size, condition, etc. to determine value.
Cherry Hill has great schools and is a good community with easy access to all major roadways...close to Philadelphia. There are other communities around but Cherry Hill has been a consistently popular town because of the amenities and homes.
