I would suggest some communities that are gated that may be safer but we can also call the Palm Springs Police Department and see if they will give us some information on safer communities in the area. I can also give you my best picks for appreciation, a big factor for a higher rate of appreciation is location and the proximity to recreation areas such as golf courses, cultural facilities, parks, and colleges.
The automated prospecting system I use is very helpful to my clients; you will get MLS listings (detailed to your preference) emailed to you as soon as they come on the market. Please fell free to contact me through my website link below.
I like to send emails with picture and location of property, so you can be an informed buyer before you arrive here. There are great buys here now and our weather is fantastic.
Send me an email and I will send you properties that you may have an interest in seeing when you arrive.
Looking forward to hearing from you.

You certainly are on the right track by considering a trip here to The Desert to purchase an investment property.
With your dollar doing so well right now, and our prices being what they are, now is the time to check out our inventory!!
You would not believe the fantastic prices you can get some very nice properties for, not only in Palm Springs, but in the surrounding area's of Rancho Mirage or Palm Desert.
I would love to talk to you about our Market.
It is also important for you to be informed about the process of being a Canadian Buyer and purchasing a property here in the States. It actually is very simple, but it is important to know how it works.
Feel free to contact me either by phone or email.
I actually have free long distance to Canada because of all my Canadian Buyers and I would love to chat with you or if you are more comfortable, send me an email and we can go from there!

Your realtor can be a great help in answering those questions for you as they will take into consideration your lifestyle and what you need and expect. I've found it's best to get on the phone and have a conversation to determine what suits you best. There is such a wide variety of cities and they each have their own characteristics.
If you go to my web site, you'll see dozens of communities with lots of good information about them and when you are ready, I'd be happy to assist you.
There's fee land and lease land too; depending on the area you want to be in, you may only have the choice to be on lease land.....which is foreign to some, but actually once you have a better understanding how that works and what to look for, you can feel confident buying leased properties, which historically appreciates at the same rate as fee (non-lease) land. Some of the best neighborhoods in town are on leased land, so I'd advise you not to rule it out.
As far as safetly, there are very few neighborhoods that aren't safe...in fact, I can't really think of any in the Palm Springs area.
I have been selling condos in Palm Springs for almost 10 years and know just about every complex in town. I'm happy to answer any additional questions you may have. Feel free to visit my website page that is dedicated to condos: http://www.paulkaplanrealtor.com/CondoConnection.php
ALSO....unless you are paying cash, I'd strongly encourage you to talk to a lender first to understand the various programs available for foreign nationals. I have more information on this topic at http://www.paulkaplanrealtor.com/ForeignBuyers.php as well.
Happy to help if you have any questions! Its a great time to buy, as there is a lot of inventory and smart sellers are much more negotiable then they've been in the past few years.
There are a few things to consider when looking for property in Palm Springs. In a nutshell there are some areas that are more prone to be windy then others also when looking for property here in the desert pay close attention to see if it is fee land ( you own the land ) or if it is lease land ( you own the structure above the land but not the land itself ). I have represented several Canadian Clients in the Desert. Please feel free to contact me or please visit my website. Good luck!
Are you speaking of Palm Springs? If so, Albertans may be looking to exchange their loonies for cheap dollars to buy even cheaper California real estate. There are some great buys in Southern California these days!
