Congratulations on making a decision to buy a home! ABSOLUTELY! In real estate, rule of thumb, "Everything is NEGOTIABLE!" It helps for sure when you walk in with a SEASONED agent. Unfortunately, it sounds like you are already in the door, so it might be a challenge to negotiate backwards. Not saying that it is out of the question because I have even pulled that off as well!!!

You absolutely should use an agent to represent you for new home construction. Many think they do not need it because of the sales staff, however, that couldn't be farther from the truth.
The builders are strict regarding agent representation. We must accompany on your FIRST visit to the sales office. That's the only way they will typically cooperate with agents. If you didn't sign-in, you may be able to get around that. If they won't cooperate with an agent for you, expect that they will not negotiate on price as much as they will on incentitives. They tend to be firm on the price more than anything, but they will give lower rates, closing costs, upgraded flooring, appliances, granite, etc.

Good question! Yes, your Realtor can definitely negotiate for you. Builders prefer to negotiate on upgrades rather than price, but they are very motivated to move inventory right now. Be sure to take your buyer's representative with you before you visit the models or they may not allow you to have representation. It costs you nothing to be represented and it is doubly important with dealing with a builder on a builder's contract. Good luck!

Lots of developers during these hard times are offering great buyer incentives and in most cases if you use their preferred lender they will even credit a percent back to buyer that can be used to buy down the purchase price or pay for upgrades. The most effective method of negotiating any deal is through the use of a licensed real estate professional. You will find they not only know the general inventory of homes and prices associated with them but incentives and discounts recently used by the builder.
Using someone the knows the company and its marketing history can make a difference.
