Most recently, the house listed August '08 at $269,900 and the list price dropped to $209,900 but actually sold at $220,000 1/14/09! That most likely indicates that there was a bidding war from several buyers that drove the final price of the home up to it's sale price. This agency, Premier GMAC, listed the house at 2001 square feet. It's my understanding that we are allowed + or - 3% difference on square footage on a house when measuring a house. Some agents measure the houses themselves, others hire professional house measuring services to do so.
