LS, Home Buyer in Dallas, TX

Frustrated with my realtor- How can we decide if our choices are not properly presented. Please advise

I don't know any other way to communicate this. In short, I am a young African American female and my realtor happens to be an older A.A. female. Both my fiance and myself have noticed that she tends to talk to us like we are her children as opposed to maintaining a professional working relationship. She isn't necessarily being rude or anything but she acts like she is making the purchase. We recently had a contract on property, waited a few weeks and hadn't heard anything (later found out it was a short sale). As a result, she insisted we look for something else. So we did. We found another property and made an offer only for her LATER to tell us it's ALSO a short sale and we may have to wait a max. of 2 months. So, I asked her if we could look for something else that's NOT a short sale. She basically said no, she doesn't want to do so until we tell her if we want to "forget about" the other property and move on. Just like she's not trying to waste her time- neither are we. Sorry to hear about your experience! It sounds as though your Realtor is not listening to you and your fiancee and I know how frustrating that can be.

My first response (as a Realtor) would be to tell you that you need to have a talk with your agent and discuss your concerns about her service, giving her a chance to remedy what she is doing wrong. Many times there is simply miscommunication between client/agent which can be easily fixed.

If, however, you feel that you definitely want to change Realtors here is my two cents.

Have you signed a buyer-agent agreement? If so, you need to check the fine print of the contract and see what it would take for you to cancel the agreement and find another Realtor. If you haven't signed any sort of employment agreement I would inform your Realtor that you have decided to find a Realtor who you think will do a better job for you, and leave it at that.

Thanks to each of you and good point Michael. Oh, and J R I apologize if I sound like a "realtor basher." I'm not bashing at all......just expressing concerns about my specific realtor that's all. I realize there are good ones and bad ones.........just like any other industry. It's not what you say, it's how you say it in my opinion. Just as she has the right to tell me that, I have the right to say I don't like it. So again if I sound like a realtor basher, I apologize.

LS, do you believe that an agent should work with a buyer that isn't a good fit. I preface my buyer agency talk the same way: let's go out and look at houses, and if we are a good fit, we'll talk about you hiring me. Same with sellers, there are many I don't choose to list with. I don't see how the comment was a red flag. It's better than forcing someone to sign an EBA, then the realtor bashers will have even more to complain about.

Hi LS,

I actually don't elect to use buyer/agent agreements either but I am a bit more refined when I explain why I don't.

I tell them, "If you aren't happy with my level of service at anytime I feel you should have the choice to walk away with no obligations," and as long as I keep my word things always seem to work out!

Thanx Michael. Oh, to answer your question- she specifically said she chooses not to use buyer/client agreement in case "you decide you don't want to work with me or I decide I don't want to work with you." I appreciate the honesty but now that I think about it- they was prob. a red flag for me anyway. I wish it wasn't this way.
