The Fontainebleau area always floods, even with heavy rains. Also, there are some safety issues with that area. Why don't you look Uptown? I am going to sell my house in the Garden District and it has an 8ft. raised and brick enclosed basement and has never flooded and never will--unless the river breaks through the levee gates, not likely. My house needs some remodeling, but it is a sweet cottage, 3 bd,, 1 ba., front parlor, dining room, huge kitchen, french doors, 9 ft. transom doors throughout, honey oak floors, faux finished working fireplace, new asbestos roof, new water heater, remodled bath in 1920's style with black and white diamond tile floor, and an enclosed basement, wired and waiting to be remodeled, or...used as a garage and workshop, as we do now. Our neighborhood has private security patrols and is so safe, I always forget to lock the car! My neighbors are great and supportive. We are looking to sell well below $300K.
