We are in the process of purchasing a condo in the Long Beach area but I am disheartened because the termite

inspection showed dry wood termites in the garage, attic, and fascia board. We share a wall with the neighbor. My question is how common are dry wood termites in this area? Should we run or should we treat? If we treat the problem, should we fumigate and try to get the neighbor to go along or should we treat locally? The termites were found in the garage, attic, and fascia board. Most areas are pretty accessible. This discovery has really rained on my parade.

I live in Long Beach. Termites are very common in Southern California. I have bought and sold properties for myself, as well as worked with homebuyers in the area. I have yet to find a home without some level of termite infestation or damage. In fact, I have my home fumigated every 5 - 6 years as a preventive measure.

You need to get a good termite inspector, whom you trust, and ask them if you need to fumigate or treat locally. In California, termite companies must be licensed by the state and are required to file their reports with the state. Those who want to stay in business will be honest and straight forward with you. It is amazing how much knowledge and information can do to bring the sunshine back to the parade route. Do that now, before you buy, and you will be thankful you did. Dare to Dream.

More than likely lender wont issue loan till termite issue is resolved. WHERE is the HOA participation regarding this issue, and is it covered under the HOA fees. Have your buyers agent research all seller should have it treated prior to close, and neighbors property. SORRY to hear about this any additional repair work required from damage?
