Im from Illinois and considering buying a 4-Family in the McKinley Hts. district? Good move? Bad move?

Just doing my homework on the area. Is this area worth doing rentals? crime wise? desirable for renters?

The best answer is to go to the neighborhood and talk to the residents. As a real estate agent, I am very hesitant to direct my client to a web site as they can be very accurate. But, talk to the neighborhood residents regarding their experiences. It is especially helpful to direct your questions to long--time residents who can provide you with the history of the neighborhood and its evolution.

Clint, You can use this site to review housing trends, average & med sales prices, transactions,crime statistics, school info, community info ect.. all compiled from public records and it's current.

Use http://www.slmpd.org/crimestats/index.htm to check the crime stats.
As for rentals in this area, there are a number of foreclosures in that area and the demand for rentals from people wanting to stay in that area would seem natural. Property values in that area are depressed and it could be a great time to buy. Good Luck!

Another suggestion is to drive the neighborhood at night, especially a nice weekend night. There is a website and yahoo group called the rehabbers club, rehabbersclub.org. If you join and post to this site you will get a ton of feedback from residents of that neighborhood as well as owners of rental property.
