In reviewing market valuations of your property, make sure that the agent has done their homework and presents you with a detailed analysis based on recent sold comparble properties in your area. Be realistic and do not be tempted to go with the highest valuation if it does not seem to reflect the market.

How do you define â€œbestâ€ agent? I'd recommend that you list with an agent that you respect, trust and like on a personal level. Selling is always stressful but selling in our current market could be quite a long affair. I think the â€œbestâ€ agent for you would be one you trust and have confidence in combined with a strong marketing plan.
Be prepared to interview 3 agents, preferably on a face-to-face basis. Let them know that you wonâ€™t decide whom youâ€™ll choose until youâ€™ve interviewed all 3. Donâ€™t tell them the names of the other agents theyâ€™ll be up against as that may give them an unfair advantage.
Look for agents with strong production in the last 6 months as a result of selling their listings as well as from representing buyers. I would avoid agents with a large number of listings as you stand a strong chance of becoming just one of many in their inventory. 2 months from now I think youâ€™ll appreciate an agent that recognizes your voice on the telephone before you tell them your name and address!
Make a list of the top 3-5 things that are important to you regarding the agents marketing plan and the agent personally. For example, a recent seller told me they wanted an agent that was honest and aggressive and would represent their interests rather than â€œjust making a saleâ€. They also wanted a marketing plan that included posting their listing on Craigslist, providing a virtual tour and focusing on feedback from showings. Having a clear idea of some of the things you're looking for will help you when interviewing agents. Other valuable services or agent characteristics will become apparent as you're talking with the agents you interview so keep notes as you go along.
Look at the photos of homes that the agents youâ€™re interviewing have on the market. Great photos encourage showings of your property and showings lead to sales. Make sure your agent posts a large number of quality photos on numerous web sites as part of their marketing plan. Make sure they have their own web site and that your property will be displayed beautifully!
Look for an agent that will partner with your for a successful sale â€“ one that will â€œCoachâ€ you to success. You need an agent cares enough about your situation to tell you the truth, even if itâ€™s painful. An agent that initiates communication so you donâ€™t have to call them all the time.
Insist that agents to give you a written guarantee that you can terminate the listing if they donâ€™t do what they promised you they would do. If you need an example of this Iâ€™d be happy to provide you with one.

The BEST advice I can provide to you ... do NOT select the agent based on the agent's evaluation of your home. Select the agent based on their skill and ability to get the job done.

Don't forget your agent needs to not only promote and market your home, but be good at follow up, negotiaiting, and contract points. Drive your neighborhood do you see the same real estate brokerage signs around? Interview a few agents and ask what they do beyond web advertising. Feel them out, and see who you think will give you the price that your house will sell at, not a price that sounds good. See which agent brings good proof of what they say, area comp photos etc...and which agent you'd feel comfortable talking to when stress is involved.
