Prices listed for MLS homes in Rowlett, Texas are negotiable, right? If so, by what average?($100-150K range)

All homes are negotiable there are many factors involved when submitting an offer on a property, Is the property bank owened? Foreclosure? Pre-Foreclosure? Short Sale? Has a seller? Year Built? the comp's for the area? has it been updated compared to other homes? Does it have a view? Foundation problems? Street location? The list is endless for a good realtor too considering make a good offer without offending any party.

Normally it is price per square foot. But new homes have a big spread.

Average in most areas of the metroplex are 97-98% of list price. That is average and has all the problems averages present. In my opinion each property stands on it's own. I've see many homes this past year sell at 100% and I've seen some sell for much less.

The difficulty with answering your question is that Rowlett is a community of about 50,000 people more or less. There are different types of housing situations like foreclosures, pre-foreclosures, new homes, etc. that would each affect the outcome. I have lived in Rowlett for over 20 years and been practicing Real Estate for about 16 years. It would probably be more beneficial to you for me to give you and average ratio of List to Sale in a neighborhood. That way I can filter out properties that are similar so you would have more accurate information. The bottom line is that pretty much everything is negotiable but how much is determined by the individual situation and property. I would be happy to assist you.

Yes Les, homes in Rowlett are negotiable just like any other area. There is really no formula as to how much of a discount you take off for an offer. It's on an individual home basis as to how long it's been on the market, the asking price, what it's really worth, what you think it's worth to you, etc...
