rooms. Is this a good time to put on the market or should we wait?

Why do you want to sell? If you want to sell to buy something else, this is a great time! In fact it might be the best time ever. I have some clients who just sold a home for just $30K over what they bought it for 4 years ago. But they were able to buy something for $170K less than what they offered 2 years ago. They are now laughing all the way to the bank.

It you want to sell to put your money in the bank, just wait. The market will turn around and you should be able to get a lot more in a few months. I personally believe that the market has bottomed out (but I could be wrong).

Siesta Key has a great appeal and is a lot more sheltered from market variations than most other areas. If you really have a full view of the gulf (as compared to a peek-a-boo view where you have to lean over the balcony to see a few bikinis), then you should not have a problem.

I am a Realtor but I also have my own Gulf view condo on the market right now on SK. I took it off the market temporarily (status TOM) because I was having so many showings.
If you are priced right it will sell in this market. The Sarasota market seems to be on fire right now. Our manager at Main Street just blogged we had over 40 contracts this July at mid month. I personnally am negotiating offers most days. Of the 7 contracts I closed this year 6 were cash deals. I think the stock market has rebounded just enough that people with cash are once again comfortable spending it on the great real estate buys and not attracted to the stock market for investing. Ponzi schemes have people answering their own question "Why give my money to that guy, I perfectly capable of losing it all myself" Just a little humor to brighten your day. the answer to your question is a little hard. do you need to sell it now ? When did you buy this condo, reason is market is not what it was 2 or 3 yr. ago and if you bought it less than 3 yr. ago more than likely unless you got it at a great bargin price, the condo is now worth less than what you paid for it. granted this is a guess for I do not know which condo assoc. you're talking about. it is never a bad time to sell but you need to price it right or else it will sit on matket along time. also, without knowing which complex you are in, if there are alot for sale in your complex then you should wait until inventory is down, if you are the only condo for sale in the complex then odds are good for you. I would be hapy to sit done and discuss this matter in person or over the phone, but need aot more info on your condo to give you the best answer

I agree with some of the responses you have received so far. My office is located on Siesta Key so I am very familiar with the market there. If your condo has full gulf front views you do have an advantage over others on the market though prices continue to fall but buyers are out there looking if properties are priced right.

This is harder question than you think. really depends if you need the money right now. the market is down compared to a few years ago as you know but all waterfront down here will rebound a little better than say inland property. Saying this though the market as I see it is not going to go back to the prices we saw in 2005-2006 for some time and unless you do not mind the taxes monthly fees and possiblity of an assessment,(if you have a condo that does not have reserve and needs repairs) than you may want to try and sell it now. If you would like to talk more about your options please call me to discuss the matter. In a nut shell really depends also if you can take the money from the condo and invest it in a better way to maximize your investment. you must way the pros and cons the expenses and upkeep vs. your income and does it make sense. If the market is going down right now and you can invest in something where you are getting a good return you now are at positive cash flow vs. a declining market. Condo market is going to get worse before it gets better just alot of condos on the market

I think you could be looking for an esimate of the selling price? If you purchased within the 2005-2006 period, I think it will be difficult to get a good return on the investment, it's probably better to wait a while.

I'm also with Coldwell Banker, see Jan Petters, below, and I'd certainly like to help sell your condo. However, in my opinion the answer to your question is dependent upon the reasons you want to sell now. Are you willing to price your condo competitively (and in this market that may mean below the price you paid for it). And if not, are you willing to have it in the MLS for 190 days or more (the average it is taking for property to sell in Sarasota)? Are you living in the condo now, or are you at a primary home elsewhere? Is the condo in absolutely tip/top showing state right now? If not, take some time to make it the very best condo in your community and then put in up for sale at an extremely attractive price and be willing to negotiate because buyers still think that we are in a depreciating market (while in fact we have reached a plateau and will be moving up).

Naturally, being an agent in Sarasota, with what I believe to be the best agency, I'd love to speak with you about listing your property. Coldwell Banker has the most extensive internet marking potential of any company and I personally post my listings with Realtor.com as a featured home which means it gets even more exposure. A majority of my sales are to European buyers and their money is usually cash and less negotiations because the exchange rate is so much in their favor.

Hello, I live and work on Siesta Key. My answer would depend on your motivations for selling. The SK market is at a historical low point, this offers great opportunities for you on the buying end if your condo is marketed and positioned effectively to sell. It is all relative!

I think that you need to really sit down and consider what your motivations are. If this is a condominium that you would like to see sold in the next year or two, then you might want to go ahead and put in on the market. I would be curious to know what building your condominium is in so that I could help asess the market conditions and demand for that specific building. Make no mistake, in today's market pricing is paramount and you must be the best priced propety in your competitive set. You will also need, as the others have alluded to, a very strong agent and company to market the property. I recently sold a listing in Gulf and Bay and I currently have a listing in Crescent that is enjoying great activity. I wouldn't be too concerned about waiting until "season" as I am still seeing plenty of buyers coming in town from the north and other countries. If you are not truly motivated, and have the time, I would not recommend participating in today's market. Many of the analysts we read are saying that "now is the best time to buy" with prices down and interest rates on a slow rise. Most seem to feel we have bottomed out and that the recovery will be very slow. Unless you able to hold your property for 5-7 years, now is probably a very good time to put yours on the market. Sellers are definitely coming back and it is looking more promising for the last half of 2008 and into 2009.

You will, however, want to list with an agent or a team that has strong marketing skills and is backed by a large national and international presence thru their brokerage. Getting your property marketed to the largest number of potential buyers is key. The larger the market of buyers, the best chance you have of selling for a price you can live with.

So start by interviewing a few agents. Get their input on how they market property, what they can offer you, and what they suggest be done to prepare your home for the marketplace at this time.
