How important is school district in Frisco, tx Lewisville isd vs Frisco isd when selling your home?

This would greatly depend upon the neighborhood you live in. In the higher price-ranges (such as Stonebriar or Starwood), a lot of homeowners have their kiddos in private schools, so the school would not be a huge (though still regarded) factor. Homes in most neighborhoods are still staying on the market days (some hours) in certain areas. A great way to see how well schools are selling in the Lewisville area vs Frisco area is to run a CMA with the two school districts and look at the "DOM" (date on the market) number of each :)

It depends on what the market is responding to. Also, school ratings are more based on the district rating overall and then each school, as there are some great and not so good schools, and Parents typically know what they do and don't want. Frisco ISD is very good, but if your in a Frisco neighborhood with Lewisville ISD, then we'd have to see what the buyers are responding to in the market, and run comp's.

Homes in Frisco that are also in Lewisville ISD are a much tougher sell, especially to families with school age children. Some agents won’t even show Frisco/LISD homes to young families because of the LISD status. It’s largely considered to be a waste of time. There are a variety of disenfranchisement issues Frisco/LISD residents face, which is why there is a major movement taking place to address those issues. An overwhelming majority of Frisco/LISD residents want to be redistricted to Frisco ISD. It is the consensus that such a move would enhance current Frisco/LISD property values by 15%. Nora, you obviously live in one of the "S" communities. With that being said, the ratio for buyers with school age kids will be a small list. If you have a nice home with all the "goodies" it will sell regardless of what school district your in. I have sold in this area, and this is usually the last question the buyer has. With Legacy Christian Academy around the corner they will have options. Give me a call if you need further advice.

I think most buyers will tell you that if they buy a home in a town, they will prefer that their children go to school in a district supported by that town. But, to be fair to Lewisville ISD, a comparison between LISD and FISD is a comparison of apples and oranges. It isn't a fair comparison. Lewisville ISD is absolutely huge. It encompasses some of Frisco, Carrollton, Flower Mound, and The Colony, as well as Lewisville Proper.

Other factors sell the parts of Frisco supported by Lewisville ISD. Location is a big factor. Those homeowners live very near the Legacy Business Corridor and have some of the shortest commutes, best restaurants, and ease of access to amenities in Frisco due to roads like Lebanon Road and the 121 Tollway.

Most probably with a home like that, the buyers you'd resell it to will put their kids in private school, too. Just a thought that may help you.

Thanks again! My kids would be going to private schools but I wanted to know this for resale value before purchasig an expensive home here.

Very....Frisco is the prefered by most of my clients. Lewisville has a lower tax rate, but less desired by my clients. Everyone has their own opinion though and their own set of criteria. I can send you a list of school rankings if you would like it.

It depends on the buyer. If the family who buys it doesn't have kids - they're more concerned about which taxes are lower. If they do have kids, they are typically concerned about which schools are the best. At greatschools.net, the new Hebron High School in the LISD, gets a 10. Either home will sell. Every home has it's buyer. I do have something that will tell you the current rankings of each school if that'd be helpful to you? Looks like you may be looking for a home currently?

For families with children the quality of education is one of the top search criteria.
So purchasing a home in a good school district can add desirability to your home and value.
