What questions to ask listing agent?

There are lots of good questions that you should ask a potential listing agent.

• How many homes, of my type, have you sold? (recently, 6 mos, 1 year, 5 years)
• What is your list / sale ratio?
• What is your average "days on market"
• What is your marketing plan for my home?
does it include internet (where?), do you offer multiple photos, virtual tours, color brochures
• Do you do open houses (why / why not / how often?)
• What is your price recommendation (why / how did you arrive at that / do you have comps to back that up?... do you have a "quick sale" price, and a normal sale price")
• What is your plan if I'm not under contract in 30 days / 60 days / 90 days ...etc....
• Why should I hire you? What do you bring to the table that's different than the myriad of other agents out there who want my listing.
• Will you offer a reduced commission (why / why not?)
• Are you a full-time agent?
• Do you practice dual-agency? (why / why not?)
• What do you think of Agent A and Agent B (the two other agents you're interviewing)
• Are you planning any upcoming vacations or are you going to be unavaible, and who is your back-up when you're gone?

and lastly

• Is there anything I haven't asked you, that you think I should have?

There, that should get a good interview going.

1. Do you own a home? NEVER - NEVER - NEVER hire one that doesn't as they probably don't understand the loan process.
2. How many investors do you have as clients? This gives you a plan "b" which is to go to the invester pool, reduce the price an have a quick sale. Look for people with large property management business.
3. Name 3 reasons why I shouldn't hire you. I look for originality and honesty on this bc there are a lot of average agents out there.
4. How may people a month get your newsletter? This tell you if they invest in themselves and if they have buyers waiting to get info from them.
5. Explain your lead development strategy. This will tell you if they have one. If they can't answer this, move on to the next.

Ask what their Web Strategy is and how they put you infornt of more consumers than anyone else!

Have them take you online and show you how your listing will go on the web and what it will look like...and where it will travel on a National and Regional Level!

Elvis Gave a great answer and this is my 25 cents worth!

Remember 80% of Buyers start on the web and so it is really the main marketing effort now!

you're welcome... I'm sure there are plenty of other questions to ask, these are just some of those that percolated to the surface as I sat staring at the computer.
