MLS stands for Multiple Listing Service. It is a database of listings accessible only to Realtors that provides detailed listings of homes currently on the market listed by other Realtors. Confidential data can be shared between realtors too. Much of the information can now be obtained by the public through websites like http://www.realtor.com. There are several MLS services, in our area of North Texas we only have one NTREIS (North Texas Real Estate Information Systems). It is my understanding that in San Francisco, they have like 13 (someone told me that... I am not sure) so every area is different. Realtors have to subscribe and pay for each MLS service that they want access to.

Although not everything listed in the MLS is listed on Realtor.com nor does it mean that it can be listed on other agents websites via IDX.

MLS stands for Multiple Listing Service. There are several hundred MLS systems across the US. MLSs are funded by Realtor members who pay dues and listing fees for inputing property lisitngs into a centralized database. MLSs were founded for the purpose of Realtors sharing data with each other about the properties they represented with the goal of connecting with another Realtor who may have a buyer client for the property. Realtors adhere to the rules of the MLS to which they belong. These rules protect the integrity of the data. Examples of such rules include, updating the status of a property within the prescribed time frames or be subject to a fine.

MLS systems provide data feeds for the active lisitngs to Members who can provide this information (via an IDX data feed) on their respective websites. It is not a data feed of all that exists in the MLS, but rather active listings. There are some exceptions when active lisitngs are not displayed. A broker can determine that they do not wish to participate in the data exchange.

Additionally, most MLSs feed the majority of their active listings to Realtor.com in some variation or form.
