You may want to consider purchasing a townhome or condo. There's several communities about 10 minutes south of Williamsburg that would provide you with a great price, value, and community.

Get with a Great Buyers agent, Go look and negociate. :) Not only are sellers willing to pay closing costs, but interest rates going down make an even smaller payment! You will know the deal when you see it. You will like the house, make your offer and it will all fall into place.

There are a few new home communities being developed in the coming months. I'm not sure if they will be priced quite that low. They usually offer very attractive process and closing cost concessions when they first market them. Most REALTORS in the area feel that resale homes priced below $250,000 most likely won't come down much more. I would advise trying to find one you like and moving forward. I am more than happy to help if you desire.
