There are times when a seller does not want an address published. This might because of elderly or infant residents. It might be because they don't want their neighbors to know they are selling. I know the 'neighbors' issue sounds far-fetched, but I have had this be a reason for "no sign" and for "no address" on a few instances.
Unless a seller instructs me to withhold an address, we publish it. But, we will always honor the wishes of the seller, after a thorough discussion of the pros and cons.
Sometimes, it is the decision of the agency, not the individual agent. The agent must comply with the rules and guidelines of the brokerage for which they work.
I fully understand your frustration. I advise my seller clients that mulitple pics, and thorough info (address, detailed feature info, etc.) is extremely important in attracting more potential buyers.
I have had sellers ask me to remove their address because an aggressive buyer knocked on their door without an appointment and without a Realtor.
There are times when the address is missing solely because the agent wants the inquirer to phone for more info. But, that isn't the only reason as referenced above.
I hope the additional info helps shed light on the fact there are several reasons why this may be. Again, I understand your frustration, because easy access to complete info makes the process easier for you. If you have a buyer agent, you can rely upon this person to provide you any missing details in a prompt manner.

That's the public side of the MLS, and it has all the addresses listed; most of them have directions as well. In Knoxville each residential property must have at least 1 picture within 10 days of listing or we are fined.
I would find it frusturating--and, I really can't think of a reason here in East TN for not putting an address/pics...unless you're a high profile star or something and you have privacy issues or something.....geez, if the house is for sale...people need to be able to see it...
I always tell sellers: the price and pictures will get potential buyers in this home, the condition and features will keep them here.....
If there aren't a lot of pictures it's either that the property is lacking or that Realtor is lacking...trust me, I've seen lots of beautiful homes with 2-3 pictures...of the outside!!!...common...and when I showed them (because they were in a nice n'hood and I figured they had to be semi-nice), they were fabulous houses...the Realtor hadn't put time into it...I'm not bashing Realtors, however, it is frusturating to have 3 pictures from which to figure out if this home would work for my client...ugh...

An agency that is not willing to give you an address is telling you - up front - they want you to call! They want you to get on the phone, interact with an agent, and hopefully, find that person helpful enough that you will agree to become a client and eventually purchase through them.
Some agencies (mine included) take the view that more buyers are like you, and that we are loosing an opportunity to interact if we don't give you the chance to look at the area - either on line or in person. It is just a difference in tactics, not a ploy. In truth, you could be missing some great opportunities by writing those homes off. Hope this clarifies, Stacey
