You also should be aware that the sellers have a large mortgage on this property. They may not be willing to go as low as you would like. Just another piece of information an agent uses when helping construct an offer.

Sorry, I forgot to include 1 comment on the CMA--all the homes are 4 bedrooms and that is because this house had an addition. On the other hand, all the homes also have basements and the home you are looking at does not. Thanks

This home has been on the market since 2/24/2006 with multiple agents. They orignally started at an asking price of $584,900.
I am very familiar with this area, I live in Howell, on the Jackson border, and my office is in Freehold.
It is best to contact an agent to assist in your home search-a buyers agent will:
1. Have access to all the home listings in the area
2. Be able to supply comps for the area
3. Have access to Tax Records for a property (which shows amount owed, last sale date/price, etc)
4. Look out for your best interest
5. Negotiate on your behalf
6. Guide you through the process

A home is one of the biggest purchases a person makes, make sure you are represented well. Especially in this market, many FSBO's are willing to work with real estate agents to get their home sold.

In my opinion.....if they are asking for any less than $475,000 you should jump on it. I comp that home to be between $475,000-$500,000

Home was listed by an agent for 550,000, now a FSBO drop in price of over 80,000
I am sure there is still movement on the price , somewhere in the price of 425- 445,000 as homes in that are have closed, I do reccommend you contact a local agent, if you need any help with that I would Reccommend a RE/MAX agent in that area, or search my site for comparable/maps/3d tours. No pressures or obligations-
also- google the address, apparently it has been on te market a while. which may be benifical to you in way of your offer. make sure you have someone representing you- IE: an agent or a lawyer and most importantly a good home inspector- Good luck and Happy New Year
