When is the peak time for folks to put their house in the market (in Bel Air, MD)?

Hello. My answer is different from the others. While spring time is the "usual" peak time people think of for houses to be for sale, the "peak time" for a specific home to be on the market will depend on 1. its location; 2. competition from other homes that are for sale in that location; 3. condition of home (will some sprucing-up be worth waiting before listing it for sale?); and (in addition to other things), 4. amount of time sellers are willing/able to wait for the sale/closing. Definitely do your homework & be a savvy shopper if you are a buyer. Most Sellers believe the peak time to be "Spring", and they always think that time is when the weather warms up, etc. Our Spring Market actually started showing in the end of Jan as it has in previous years. From that point on the activity has increased and the peak time is from now to the middle of May. From that point on we will still have Buyers that are buying but it will slow down because yard sales, the monthly holidays, vacations. school sports, proms, graduations, cook outs.....all that interupts the market. Then it will next pick up just as school starts back up and continue until the end of Oct to the beginning of Nov. Then we will slow down again until the week after Christmas. Hey Ricardo a few things to throw at you.One in Maryland the forecloures went from a 15 day process to a 150 day process and alot of people who needed to sell their homes were given a time out about 7 months ago.Now a new built-up wave of forecloures is hitting the market and prices will fall soon.Two just save a search on this web site on the Bel Air market and watch the total listings a spike will becoming soon.We have a had the coldest winter in many years here so the market will see the "spring flood" a little later than the past few years.If it stays cold mid-march should be the peak activity.Last year alot of homes were put on the market in early febuary but it was warm.Thrid ,don't fall for this BRAC CRAP r.e. agents are pushing.There are penlty of homes here for sale and alot of the "bracies" want new homes because when you move from one area to another that you are not familiar with alot of people want to move into new homes.

Ricardo, I'm sorry it's early and I misread and thought you were a home seller vs, a buyer.
The same goes, some people do wait until spring, however with BRAC coming a lot of people are getting their homes on the market to catch that market. We have a lot of buyers coming in spring so there is going to be more competition for homes. I am finding that homes are selling before my buyers get here to look at them or they are going under contract before my buyers make up their minds. This of course is only if the homes are priced well and are in excellant condition. There are still a lot of bargains in our market right now but things have picked up quite a bit in the last few weeks.

I am a realtor in the Bel Air, Md area.
I agree that spring is the best time to put your home on the market in a normal situation.
I have been getting many calls in the last 2 weeks from people relocating to Harford County for BRAC.
These folks are looking now and their jobs start in Late June to July. They need to be here before then and most can move at any time if they find the right home. I actually have a couple settling on a home next week from BRAC.

My advice would be to buy now. Interest rates and prices in Maryland are at historic lows. It is every buyers' goal to buy at the best price. There are a lot of factors that go into the right time to buy. Right now you may find homes that have been on the market since Sept., and the sellers are ready to negotiate. In the Spring, you will be in competition with more buyers in market, and who knows what interest rates will do. If the interest rate goes up even 1%, it could make a several hundred dollar increase in your monthly payment.

Do we expect prices to increase between now and the spring? Should I wait until the the spring or should I jump to buy something now?

The best time for someone to put their home on the market is when they are ready to sell. I concur with Michael that most sellers will wait for the Spring market, but that isn't necessarily the smartest move.

Traditionally very soon people will start putting their homes on the market. Usually a lot of them wait until the spring time, but the buyers are out there right now. If I were going to list my home in today's market in Bel Air, MD, I would get it out there now since there won't be as much competition as there will be come spring...
