Hi Kharavela,
With all respect to Patti, yes you can achieve your goal -- as long as you are flexible in some of your requirements. I tour almost every week and see homes that might work for you. As Patti said, the stats she quoted are just that. Individual circumstances can make all the difference. Get yourself an agent and let them get to work for you. Remember, it doesn't cost you - the seller pays the commission. And, by all means, check out my website for neighborhood info on Glenview and Northbrook and tour the MLS with my compliments :-) Happy hunting, Ann

Hi Kharavela:

The lowest-priced home 10 years or newer currently on the market in Glenview is $555,000. For homes 1-10 years old, the past year showed a median sales price of $1,032,000, with the maximum sale price being $3,150,000 and the minimum sale price $617,500.

As for Buffalo Grove, the lowest priced 10-years old or newer home is currently $589,000. For homes 1-10 years old, the past year showed a median sales price of $614,000, with the minimum sale price being $414,950 and the maximum sale price of $790,000.

Finally, As for Northbrook, the lowest priced 10-years old or newer home is currently $739,000, with average sale price over the last year being high $400's for 3-bedroom, and again rising sharply to mid $700's for a 4-bedroom. For homes 1-10 years old, the past year showed a median sales price of just over a million, with the minimum sale price being $630,000.

Of course, these are all just numbers. None of them specify circumstances, condition of home, motivation, and so much more that might ultimately determine what you are able to negotiate.
