Bank wants details such as neighborhood data, crime rate, supply, REO, etc., Where can I get this information?

Neighborhood data can be found at city-data.com, supply can be obtained from active MLS listings; (be careful and specific about the data you select). Crime rate can be found by contacting the local police ddepartment and asking for community statistics.

Be careful with this, because some of the information you are getting for them is public information and/or information that is word of mouth. You are liable for it once you sign your name to it, and remember you are asked to provide E&O insurance when you sign up. This is information that more than 90% of the BPO companies that pay the same fees do not ask for. When contacting the police department, remember that not all departments have neighborhood breakdowns, and what a bank consideres a "neighborhood" varies quite a bit.

I agree with Kevin. What the bank wants goes beyond the information required when filing out any BPO form I have ever seen. Besides the fact that they are not paying you for this additional research in a BPO, answering their request could increase your legal exposure. It is not worth it.

From my training, it seems pretty normal. As far as crime rate - you are deemed as the specialist. If you don't know the area well enough to determine if the neighborhood has LOW, AVERAGE, or HIGH crime rates - then reject the order to begin with.

Neighborhood data should take you a couple of minutes and can be obtained from your MLS stats area. Supply is determined by your search parameters or by the neighborhood/subdivision/tract stats. REOs are the same.
