Maria, Home Buyer in 94702

Parkwood Condo, I am looking for a 2 bedroom & 2 bathroom condo, 3rd floor in the 220, 240, 260 or 280

building. Would prefer the piedmont model. I am not quite sure what would be the best asking price. the current asking price for a 3rd floor unit is about $500,000.

Hi Maria,

There are three Piedmont models available at the Parkwoods listed from $499,000 to $479,950, but none of them are on the 3rd floor.

There is a Carmel model that just came on the market 9 days ago. It's a bit smaller by 124 sf, but it's on the 3rd floor in one of the rear buildings. The listing price is $499,900.

It would not be unreasonable to offer less than the asking for any of these units since the average days on the market for these units is 98 days. I'd make the offer for what you feel is appropriate and if the seller is truly motivated, then they'll be willing to negotiate.

I wouldn't buy anything at the Parkwoods. I have been conducting a number of repairs there and have had the opportunity to observe the place up close. I have run into poor building practices, shoddy workmanship, and code violations in every unit that I have walked into. The problem stems from the fact that we had a bit of a recession back when it was being built, and many of the subcontractors underbid their jobs. I have found lousy materials and shortcuts everywhere, some that are outright dangerous, such as light fixtures with loose and exposed wiring and no enclosures (boxes). I warn all my friends and clients to be extra careful about purchasing housing built in the early to mid-nineties because of the economic situation in the Bay Area that created these terrible buildings. The Parkwoods may look pretty good on the outside, but the seams are already coming apart in my opinion. My opinion? Thirty years of building repair, restoration, and maintenance. I really care about this stuff, and I don't mind telling people what I think.
